So how is a house made? Here’s the step-by-step strategy:
- Finding a Location in Pakistan
Select a prime location for your house. Think about a place you’d like to spend your entire lifetime in and keep factors like climate, ground stability, availability of utilities and community infrastructure in mind.
- Select and Purchase the Property
Building a house is an expensive process and purchasing a suitable property is a major investment but both are equally important. The cost of the land and availability of money are key matters of concern. Some people would opt for a construction loan to purchase the land and save funds for the building process. This means that you enter into a contract with a builder or a contractor after inspection.
- Get the property surveyed and fence the boundaries
If there is any doubt about the property lines, have this done to assure you are not encroaching on a neighbor’s or the city’s property.
- Consider access issues
If you own a personal transport, you’ll need to chalk the driveway and discover possible problems your driveway may encounter, like heavy rains or conflicts with underground utilities. Drainage of water needs special attention during considerations.
- Illustrate your own home or consult an architect
Regardless of whether you hire an architect or sketch yourself, stay closely involved because it’s YOUR house. Before construction begins, you’ll need to submit plans to the city building commission for approval.
- Design the living spaces
Every inch of your new abode needs to be designed after a brainstorm. From bedrooms, bathrooms, living room, basement, closet, porch, lawn, children’s play area, library, Prayer area, office room to the driveway, it’s you who has to think about how and where every living space should be.
- Depict the utility areas
For a comfortable and organized family life, you must remember to design the utility areas like the kitchen, store, garage, laundry room and scullery in advance.
- Plan windows with an aesthetic mind
If you live in the northern hemisphere, build your windows facing the south and vice versa if you live in the southern hemisphere.
- Thoughtfully outline a water drainage system
It is essential to keep water away from your home, especially in colder climates. Freezing pipes and foundation damage can result if you neglect this aspect.
- Acquire the permits
Apply for a construction loan to fund the project by filling out a 1003 and submit it to a loan officer along with a credit report.
- Get construction insurance
Make sure to cover the entire process of the construction fully insured by all means.
- Make an ECB
The Estimated Cost Breakdown is provided by the hired architect in a form for the foundation, lumber, framing, plumbing, heating, electrical, painting and builder’s profit.
- Lay the foundation with Amreli Steels’ Rebars for Hi-Rise and General Construction
Once all the paperwork is complete, the site crew will dig up the plot and the foundation laying will commence. Concrete block is the strongest type of foundation. Amreli Steels’ Earthquake Resistant Steel Bars are the strongest rebars in Pakistan.
- Pour the concrete foundation
To form the precise dimensions of your house, pour the concrete foundation. It’s weight should be distributed evenly and it should be wider than the foundation walls. A block foundation is permanent because Rebars are inlayed into the block and gaps are filled with concrete. Amreli Steels is the best brand for steel rebars in Pakistan.
- Demark the building lines
Building lines are limits beyond which your house must not exceed. Make sure the building lines are level and square and also that the walls and corners are square.
- Lay the Floor
The two most common floor types are “slab-on-grade” and “pier and beam/joist” floors. Slab-on-grade floors are made on concrete block foundations. Before pouring the slab floor, you need to make sure you’ve installed rough plumbing lines. Joist floors are made of wooden piers.
- Frame the walls
Beginning at the corner, start laying out the wall lines on the floor while marking the windows, doors and wall corners. Use tees at wall intersections.
- Brace and plumb the walls
Diagonally secure and strengthen the exterior wall corners with sheet metal straps.
- Create your roof’s framework
After deciding on which type of roof you’d like for your home via discussions with the architect, lay out the framework yourself or hire the services of a specialist.
- Set each framework
Lay out and set all the frameworks in an organized manner. Don’t forget to install preventions in the roof frame to protect the roof from leaning while installing the roof decking.
- Build in the final roofing and install the exterior sidings and exterior features
Decide between painted sheet metal panels, rolled steel, shingles, terra cotta tiles or other materials to customize the final look of your roof. Then get the windows and doors installed.
- Begin with the interior
Install pipes for potable water, waste drains and drain vents in the walls.
- Install the ductwork, air handlers and refrigerant piping
Build the ducts for air-conditioning, heating and other pipings while making sure of the insulation.
- Install the electric wires and switches
Fix the main electrical panel box and any switch boards as per your requirements and install the wirings to each device. Also install the light fixtures at this point.
- Lay the insulation
Depending on the climate, insulate all the walls of your dream house.
- Introduce the ceilings
Create solid ceilings for your home after choosing from a wide variety.
- Install the essentials
The last few installations begin at this stage like plumbing fixtures (bathtub, shower, commodes, etc). Make sure the pipes are secured and fixed properly.
- Install the paneling on interior walls
Panels are usually jacked 1cm above the floor to avoid any sort of moisture.
- Add trims to the walls
Decorate the walls with trims (beautifications for doors and windows) and install the doors and windows.
- Caulk, paint and wrap up walls
Apply a fresh coat of paint to all your walls and seal all the joints and any left over openings in all the walls of your house.
- Get all the woodwork done
All the woodworks in the kitchen (like cabinets), bathrooms (like shelves) and in the rest of the house (like cupboards and draws) are completed at this stage.
- Lodge the appliances and utilities
This is the last step before you can move into your brand new house! Activate the water and electrical appliances and make sure everything is working as planned. Once you’re completely satisfied, it’s time to move in with your family and enjoy life at home.
